For the first time in history, large chunks of the population work remotely.
You might be thinking 10% of employees get offered the option, but it’s far higher, and growing.
The Bureau of Labor Statistics (BLS) claimed that 27% of workers were remote in August and September 2022 (at least part time).
Forbes found that 31% of full time workers have completely transitioned to remote work.

But then, a paper found that policymakers using that data “might be underestimating WFH levels by up to 25 percentage points”. The researchers put the number at 53.5%, basically twice as much.
By 2024, the world has shifted perspective on health issues, but also the way we work.
Much of the workforce won’t be tied to specific cities, or will spend far less time in the office. What does that mean for California home buyers? For the younger generations, the first-time homebuyers who have been eyeing the market for a while, have a different set of priorities now.
In some regards, this is a massive opportunity for remote workers to reshape their lifestyles. Instead of accepting their cities high cost of living or lack of amenities, California can be their oyster.
Still, there’s some evaluating to do.

Think About Your Schedule and Employer Expectations
71% of remote workers said working remotely was helping balance their work, as well as their personal lives.
It’s fantastic that you’ve got the chance to work remotely, but if you want a more balanced personal life, you must clearly understand what is expected of you.
Is your role part time office work, mixed with remote work?
Some remote roles are purely remote, while some businesses offer hybrid work schedules, mixing office time and home time. This can give us the team spirit of the office job, with the freedom of remote work.
Of course, hybrid roles mean the office can’t be unreasonable far away, even if you only visit once or twice a week. Becoming a fully-remote employee doesn’t have the same constraints.
Do you need to be online and available during specific hours?
Being online at certain times could limit you to living within certain time zones. If your client or employer needs you online during normal hours of operation, you’ll have to factor that in.
Employers are usually upfront about their expectations, especially with remote workers. If you are unclear on any details, have the discussion with them.

What Do You Need to Work Successfully?
Upwork and Wikistrat state that “the nature of employment is becoming much more fluid and complex”.
High speed internet is one of the first things to consider. Remote workers should be able to communicate with colleagues, download files, and not face connectivity problems. 100+Mbps download with 20 Mbps upload can cost $50 to $100 per month, and AT says speeds above 20Mpbs are recommended for the best Zoom experience.
Perhaps more important than your internet speed is a healthy working environment. This includes naturally lit spaces, good airflow, and nature nearby, but also, the noise.
Remote workers must think about volume levels. Noises that once seemed like a normal part of daily life might actually inconvenience your work. For example, perhaps the local school raises the noise for a few hours around lunchtime. Sounds from the local sports field might interrupt calls or your home is on the test drive route of the local mechanic. What will your clients or employers think about it when you hop on a Zoom call with them?
All of that noise can drive down the quality of your work and become stressful. A traditional employee isn’t home for most of the day, so most of this isn’t their concern. And, when it gets a little loud, it won't cost a traditional employee any income.
The good news is that the best Bay Area, CA neighborhoods are peaceful, low traffic, and already well-developed.
Find Out About the Cost of Living
California’s cost of living can be loftly in some places, and reasonable in plenty of others. Overall, the cost of living in California is over 40% higher than the national average. Buyers find ways to justify that, like looking at the standard of living, job opportunities, and the landscape
Managing the cost of living requires trade-offs. When monthly expenses are high, we tend to purchase less expensive homes and balance the costs that way.
Expenses in California:
Housing (Buyin and Renting) = 101% higher
Utilities (Monthly) = 22% higher
Food = 17% higher
Healthcare = 9% higher
Transportation = 27% higher
Goods & Services =10% higher
Some areas of California like Fresno, Bakersfield, Modesto, and Sacramento are significantly lower than state averages, but still above national averages.

The Remote Work Lifestyle
Remote workers score points for flexible schedules, but they lose points in the health category. They take about 16 steps on average to reach their workstation, and should probably have exercise routines to combat a sedentary lifestyle.
Around California, it’s quite easy to get immersed in nature for an hour (or a whole day). The state is known for its iconic parks, nature preserves, and stunning landscapes. If you walk enough through the mountain ranges, especially around the San Francisco Bay Area, you’ll see some of the most gorgeous views in America. All of this is great motivation to leave the home office and get active.
Some cities and neighborhoods offer more than others. You’ll want to make sure that the area you choose has enough exercise space to suit you for years to come.

It doesn’t always need to be sweat-inducing either! Just getting out of the house for a stroll to the local shops or down to the coastline could increase your overall health. It helps to have an interesting community with plenty of restaurants, green spaces, and attractions.
Have you seen these ultra-livable places to live in Santa Clara County?
Family and Friends are Still Important to Remote Workers
Working remotely doesn’t mean separation from family and friends - at least not for almost a third of the people who moved in 2021.
For many, a key reason to earn income is to spend more quality time with loved ones. That doesn’t always change for remote workers.
And so, anyone remotely, whether full or part-time, usually thinks the distances. How far away will the family be? How far away will friends be?
This can reduce ‌neighborhood options for remote workers, but a hardworking realtor will find homes within your ideal driving distance. You may be able to negotiate a better sale price during some times of the year.
Tax Laws Might Change if You Move
Certain states allow remote workers to pay less in taxes, which should always be researched before you move. Even if your salary is slightly less, ‌taxes might increase ‌the money you keep each month.
Local and state taxes vary, so when you move from one place to another, you should speak with a professional. Some states in America (Delaware and New York) may apply state income tax twice to remote workers, which obviously, isn’t ideal.
The top 5 highest income tax rates in 2023 were found in:
California 13.3%
Hawaii 11%
New York 10.9%
New Jersey 10.75%
District of Columbia 10.75%
These states have no personal income taxes:
Alaska
Florida
Nevada
South Dakota
Tennessee
Texas
Wyoming
New Hampshire and Washington don’t tax wage income, but do tax other things like dividends or capital gains.
On top of tax laws, employment laws can also change for remote workers.
Learn About Nearby Healthcare Options
To people with remote work from home jobs, healthcare can sometimes be an afterthought.
But, if someone in your home needs it, it’s vital to have nearby healthcare options. And, while the cost of living in California is high, the cost of healthcare hasn’t risen at the same rate.
Based on its health care access, health care quality and public health outcomes, U.S. News ranked the state in 6th place out of all states. You’ll want to find the driving times to nearby facilities and also pinpoint non-urgent care centers.
Just so you know, the healthiest cities in Calfornia are:

Ergonomic Office Setup Tips
You’re likely working at a computer or sitting at a desk all day, so it’s crucial to ensure that you’re getting the support you need to prevent pain and injury. Here are some ergonomic-related tips to help you keep good posture while you work.
A proper desk: Make sure that your desk is at the right height for your chair and your position while seated. It should offer the appropriate height where your arms can rest directly in front of you and where your hands and wrists will be supported, making looking for the best home office desk a priority. This can also be accomplished with an ergonomic home office desk setup. A particular ergonomic mouse and keyboard are recommended to help with this and prevent things like carpal tunnel syndrome. Look for a mousepad that includes wrist support too.
The right chair: Your desk chair is one of the most essential items in the office. Be sure to choose a chair that will support your posture and keep your neck, back, and shoulders aligned. If you need one, add a back or lumbar pillow for even more support. Your feet should be at a 90-degree angle directly under your desk. A sturdy footrest can help keep your legs and feet in the proper position while seated. Chairs with features like an adjustable headrest, height, tilt back, and arms will allow you to find your perfect position.
Raise your monitor or laptop: Looking down for hours at a time can cause severe strain on your neck and shoulders. Ideally, your computer monitor or your laptop should always be at eye level or higher. You can use a laptop or monitor stand to raise it to the appropriate level or simply stack some sturdy hardback books under it until you find the right height. You can also invest in a table desk stand, it will help with your range of vision while working.
A stand-up desk: Too much sitting can cause issues with circulation and may cause excess strain on your body. Consider getting a stand-up desk, so you can work while standing up. Most stand-up desks are adjustable, so you can raise or lower them whenever you prefer to sit down.
Invest in some office exercise equipment: If you’re able, consider purchasing a stationary bike or a treadmill that can securely hold your laptop. When you exercise while you work, you’ll not only feel better and get fit, but you’ll also improve blood flow which also enhances your ability to focus.
Take breaks: Always remember to take frequent breaks while you’re working from home. Whether you get up for a cup of coffee or just walk around the house, it’s crucial to keep moving during the day to prevent fatigue and muscle strain. If you enjoy a bit of yoga, keep a yoga mat handy in your office so you can take short breaks for a bit of stretching or meditation.
Upgrade Your Technology
Making sure that you have the right technology will set you up for success. Here are some suggestions to ensure you have everything you need for the home office.
A bigger or external monitor: A large computer monitor makes it easier to see as you type or do your daily tasks. If you have a laptop, consider adding a bigger external monitor, or even a projector, that’s meant just for working, so you’re able to see things more clearly, and will help you increase productivity.
Speakers and headphones: Listening to music during the day can boost your productivity and cancel outside noise while you’re in meetings. Invest in a quality set of speakers and a pair of headphones to help you focus.
Smart home system: A smart home system is like a “personal assistant” while you’re at work. These devices are voice-activated and can turn the lights on and off, give you the weather, activate security cameras, and more.
Chargers: Make sure that you have the correct chargers for your laptop, smartphone, PC, and all of your other work-related devices so you can stay connected all day.
Computer or laptop maintenance: A virus can wreak havoc on your computer and can cause serious problems, so be sure that you have a quality antivirus program installed. The program should also check and clean the hard drive and all software regularly. Make sure that your computer has enough memory, too. The more RAM and ROM memory you have, the faster your computer will run and the more data it can store.
Lighting is Key
To stay focused and productive, you need proper lighting in your home office.
Choose lighting that works for you: Try a few different lighting options, including task lighting like floor or table lamps to augment overhead lights. Try warm or soft lighting depending on where your office is positioned, and so it can help you see better on cloudy days.
Position your desk correctly: Avoid placing your desk directly behind a window. The sunlight streaming in will create glare that makes it difficult to see. Instead, position your desk and computer facing the window or parallel to it, so you can enjoy the view and adjust your blinds and curtains as needed.
Organize And Declutter
A cluttered, disorganized office can cause stress and reduce focus. Keep these tips in mind to help you stay organized and productive.
Go minimalist: Consider adopting a minimalist style in your office. This will prevent clutter from building up in the first place, and you’ll only have the things you really need around you.
Tidy up your cables: Corral unruly cables using cable ties or special devices that keep them contained. This is particularly important if you have pets or younger children as it can be a trip hazard and cause a risk of electrical shock.
Add a book nook or shelves: Keep your books and work-related paperwork organized with a cute book nook in one corner. Add a bookcase or some shelving to keep everything orderly and in its place.
Custom cabinets: If you deal with many office accessories, add some custom cabinets for a perfect fit. They can hold your items neatly while keeping everything hidden and looking attractive.
Create a file system: Important work documents should be filed away in the proper order. If you deal with confidential information, make sure you purchase a locking file cabinet to keep everything secure.
Make space: Declutter your office and be sure you have plenty of space to move around. The right flow will make the office feel cleaner, and it will help your mind stay open and relaxed as you work.
Your Office Decor is Everything
The right office décor will boost your mood and make the space feel personal to you, so try these tips to put your own stamp on it.
Select the right colors: Color affects our mood and can impact productivity. Choose wall and floor colors that will make you feel relaxed without feeling sleepy. Blues and greens are productive colors that can calm the mind while encouraging healthy focus.
Add scent to the air: Essential oils or scented candles will create a pleasant fragrance while you work. Smells like lavender and citrus are known to help improve things like focus and concentration.
Area rugs: A nice, soft area rug will make your home office feel cozy and inviting. Choose a rug in a muted pattern or solid color, so it’s not too distracting.
Bean bag: Add a comfy bean bag chair to your office, so you have a place to chill out whenever you take breaks or want to relax.
Curtains or blinds: Make sure you have the right window coverings to prevent glare and give you privacy. Mini blinds are affordable and easy to adjust, while curtains will add a nice look to the office.
Wall décor: Bring personality to your office with wall decorations like artwork, a lovely mirror, or some family photos in nice frames. A corkboard or whiteboard is perfect for helping you take notes or simply to keep track of an old-fashioned to-do list.
Plants: Beautiful plants add greenery and freshness to an office. The power of being surrounded by nature has incredible impacts on boosting productivity and lowering stress levels.
Add a “Zen sand garden”: These unique accessories are fun to use and can help you relax whenever you’re feeling stressed. A little Zen sand garden can also encourage you to rethink things and foster creativity. Or you can create a perfect home office in your garden, check out these amazing tips!
Kids? Pets? Give Them Their Own Small Space
If you have kids or pets, be sure to give them a little spot in your office, too.
A place for kids: Give your younger children an area in the office where they can color, work on homework, or simply spend some time with you.
A spot for pets: Add a few toys for your cat or dog and a nice, comfy bed somewhere in the room so they can keep you company during the day.
The most important thing is to keep your family or personal time separate from your office schedule. A space and category management software can be of help.
Improve Productivity – What to Avoid
We have seen and read and learned and probably reviewed how to improve productivity, and it should work along with different and useful techniques. There is no doubt about it, but, the first thing we need to program is and will be…our brain!
This amazing tool will work in favor or against us obeying what we order it to do so. The magnificent power this organ has should be known by all of us from an early stage to know how to adapt, organize and command in the best and right way for us, our thoughts, reasoning, and will, to become better and more productive beings to us and for the benefit, we seek or need as an individual or as a community. You can keep it even more active by playing mind games.
Starting as visualizing how we will give the order to our brain, for later on become a habit, and finally a reality that we truly believe.
Mainly, we need to know and remember how important it is for our brain to capture this. Our voice, even when we probably don’t feel it real, yet, will have a powerful impact on us. We can try by hearing something with this purpose said by great coaches, conferences, or motivators, but actually from the first person that is needed to be heard is; from the master itself… Yourself!
If you want to stay productive, there are also some things you should avoid, including:
When possible, avoid putting your desk in your bedroom. This can make it difficult to separate life from work and interfere with your ability to get a good night’s sleep.
Avoid neglecting to make a morning routine, and always make sure you get up, shower, and get dressed every morning to help you stay motivated.
Don’t work in your pajamas. Instead, get dressed as you normally would or at least put on regular clothing after you shower.
Try not to eat your breakfast and lunch at your desk. Taking breaks in another room or outside will help reset your mind and give you a mental break between tasks.
Don’t neglect to have some healthy snacks on hand to keep you energized. Keep a water bottle with a lid near you to prevent spills on your computer keyboard, and drink water throughout the day.
Avoid listening to music that distracts you and listen to calming music that will boost your mood instead.
Putting distractions around you will make you lose focus. You can keep things like a stress ball or your Zen sand garden near you, but never directly in front of you while you’re working.
Do not forget to set up a routine when working from home. Find your own pace, whether it’s checking your email or tackling big projects first. Find how you can work from home successfully.
When you work from home, it’s your chance to design an office that’s all yours, (If possible you can also create a backyard office!) so be sure to make it unique to you. Keep these tips in mind when choosing the right furniture and technology, but most importantly, do whatever works best for you, and create the perfect home office that best suits you. Eventually, you’ll establish a nice daily routine and enjoy working in an office that is special and motivating to help you accomplish any task.

Starting a business can be daunting, but many perks are well worth the effort. With the right planning, guidance, and resources, you can create a solid professional foundation for yourself that still gives you both flexibility and security. If your current living situation isn’t well-suited to doubling as a workspace, never fear. Follow these guidelines, and you’ll be more likely to get your fledgling business off the ground while also finding a space that suits your family’s needs.
Create a Business Plan
A business plan isn’t just for the purpose of getting a bank loan or venture capital. It can also be an effective way to outline your idea and determine whether it has earning potential and longevity. To get started, research your target market and write a description of your ideal customer. After this, develop a financial plan and a marketing strategy. Going through this process will help you refine your idea and determine whether it’s viable.
Another important factor at this stage is deciding what type of business you wish to create. Will it be a sole proprietorship, partnership, limited liability company (LLC), or a corporation? While the ideal structure depends on which type of business you are starting, an LLC has many advantages – such as protection from liability (you won’t risk bankruptcy or lawsuits), flexibility, and convenience for first-time business owners. An LLC is relatively easy to start and operate. You don’t need a lawyer to file formation documents, but regulations vary from state to state, so do your homework before moving forward.
Identify Your Must-Haves
Once you know more about what type of home-based business you are creating, you can start to fine-tune what you need. For example, if you’ll be running an online business and your current home has spotty or slow internet, it may be time to upgrade. Or if your current home has limited space and simply isn’t suited to both living and working, you may benefit from moving.

First, make a list of non-negotiable must-haves for your new business, such as high-speed internet or privacy from the main living area. Next, make a list of must-haves for what you and your family need personally from a home. Then create a list of ideal features for your dream home office, such as windows with a view, a kitchenette, or even a separate entrance from the main house. Creating this vision can help motivate you and guide you through the process of making it a reality. This can also help you address some of the potential problems with running a business from home before they become an issue.
Consider Hiring a Realtor
Having both a business plan and a list of your requirements will make the search for your new home much easier, but there is no need to go at it alone. You’ll be balancing what your family needs from living space with what you need in order to grow your business. This is where the experts at Tuscana Properties can help, and an objective eye will help narrow your search much sooner than you likely could on your own. For example, if your new business will occasionally require clients to visit your office, a realtor can hone in on properties that facilitate this, rather than you having to scramble to find an off-site meeting place. There may also be legal considerations – such as permits, licenses, or zoning regulations – which a qualified realtor can help you navigate.

While starting a business can be demanding and filled with uncertainty, there are ways to manage potential risks and give your business the best opportunity to thrive. Start by taking an honest look at what you need – both professionally and personally. If your current living space isn’t appropriate for running a business, that’s ok. The right guidance will help steer you toward a property that can double as a home and an office. Just remember to embrace the positives of starting a home-based business – no long commutes, flexibility, and more time with your loved ones.

Tips for Designing Your Home-Based Business Space for Success
While the coronavirus pandemic has certainly left a black cloud over the world of commerce, the shifting of strategies proves to us that remote work is not only possible, but it’s just as effective as working from an office. By stepping up communication and learning to rely on technology, businesses large and small are now embracing socially-distanced workspaces. This opens the door for many people considering a home-based business, as any concerns about the arrangement appearing unprofessional to have fallen by the wayside.
Here are some tips on how to redesign and redefine your space so that your own entrepreneurial endeavor can thrive.
Understand Digital Security
Before you even start thinking about physical changes, you have to have a handle on the subtle, digital nuances that will keep your work information safe. Small businesses, especially entrepreneurs, are at risk of a data breach and other security issues since hackers know that we don’t have the resources to have an in-house IT team. Take some time to read up on digital security articles before you buy equipment or invest in services that might put you at risk.
Evaluate Your Space
When you are thinking about launching a home-based business, you’ll need to think about what you do and determine whether or not you have enough space to actually do it. If you can go completely digital, you really just need a desk and computer. But, if you make crafts, woodwork, or require a larger space, you’ll have to carve out even more room for your professional purposes. If you don’t have this, Tuscana Properties can help you find a home that can accommodate your personal and career needs.
Outfit the Area
Whether you’re going to utilize existing space or have to buy new, you’ll still have to create the perfect workspace. In an ideal situation, you can put your desk and computer next to a natural light source, such as a skylight or window. Remodelista notes that you may also want to implement task lighting for certain activities. One example would be if you must use your hands to create small works of art, such as jewelry. You don’t want to have to work in poor lighting, otherwise, you’ll suffer from headaches and eye strain.
Go to the Garage
If you don’t have a bedroom or other finished area to convert to an office, it’s time to start looking at unused space. Many people find that their garage offers just this. When you want to convert your garage or outbuilding into a productive workroom, start with heating and air. Your temperature control not only keeps you comfortable but can also help protect your equipment from extreme heat and cold. You’ll then want to clear out space as well as possible and clean your area so that you are not staring at clutter all day.
Building May Be Better
Depending on what you do, it may be best to simply build a freestanding structure to accommodate your work projects and to meet with people if necessary. You’ll have to hire a contractor, which Finn Interiors asserts is not necessarily an easy feat. Not only will your construction crew have to have the experience to get the job done, but you also want someone that’s licensed, bonded, insured, and well-reviewed by local (and recent) clients. Let them know exactly what you need, and make sure they are willing to apply for the proper permits and have their work inspected by your local codes department.
Working from or starting a business at home is no longer a taboo experience. And, thanks to technology and a little push by COVID-19, more and more people are doing just that. There has never been a better time to work for yourself, especially if you do not want to invest in a brick and mortar location beyond that which you already own.
